EL Development started in 2007 which means they have been in this industry for 12 years already. Within these 12 years, they’ve developed a number of notable condominiums like Parc Riveria, Symphony Suites, La Fiesta, Trivelis, Sky Suites 17 and Illuminaire on Devonshire. This post is just an FYI view of how their previous condominiums which are similar to Pullman Residences are doing in terms of capital appreciation. I am also aware that the fact that Pullman Residences is a branded residence would usually mean it would do better in the capital appreciation area. The parameters used are the following.
- Only Condominiums with one building developed by EL Development were used
- The base version of 1 Bedroom, 2 Bedrooms, and 3 Bedrooms were used
- Floor Level: 12 or close to 12. I tried to find similar units that were bought and sold for more accurate pricing otherwise, the difference in floors is +/- five. The closer the better.
With these parameters in mind, I’ve listed the charts and appreciation percentage.
Skysuites 17
- 1 Bedroom Unit #12-02 bought April 2011 and sold on January 2018: 355 sq ft
- 2 Bedroom Unit #12-05 bought April 2011 and Unit #09-05 sold on March 2017: 614 sq ft
- 3 Bedroom Unit #12-03 bought on June 2011 and Unit #11-03 sold on June 2015: 1066 sq ft
- 4 Bedroom: 2723 sq ft
